School toilet refurbishment cost

Enter your roll and the scope of work for a budget range before VAT. The figures come from published UK contractor price guides, autumn 2026, and from council contract awards in 2025. Checked November 2026. A guide, not a quote.

Your school

A block is one boys’ and one girls’ room, or one shared room. For planning we assume about 8 WCs and urinals per block; this is our assumption, not a DfE figure.

Stainless steel wash trough, 1.2 m to 2.4 mfrom £601

What moves the price

  • Drainage. Moving WCs means new soil runs, often through solid floors. Keep them where they are if you can.
  • Asbestos. Found in floor tiles, ducts and boxing in older schools; removal is a licensed or notifiable job with its own cost and time.
  • Ventilation. A new extract system with ducting to outside adds cost but cures most smell complaints.
  • Ceilings and lighting. Often replaced once the room is stripped.
  • Holiday working. A fixed six-week window can mean more people on site at once.
  • Number of blocks. Doing several at once, as Leicester and Lewisham did in 2025, spreads set-up costs.

What one block looks like

An example of what a single block budget buys: four cubicles including an ambulant one, an IPS duct, a 2.4 m trough and a store, in a 6 m × 4.5 m room.

Cost questions

How much does it cost to refurbish school toilets?

For one block, about £25k to £30k before VAT for a refit that keeps the drainage, and £52k to £95k for a full strip-out with new services, based on a contractor’s published price and council awards in 2025.

Why do council contracts cost more than contractors’ guide prices?

Council awards usually include work a guide price leaves out: drainage, mechanical and electrical work, suspended ceilings, asbestos removal, decoration, and the contractor’s preliminaries for a holiday programme. Some cover more than one room.

Is VAT added to school toilet refurbishment?

Contractors charge VAT at 20%. Maintained schools and academies can usually recover it, so budgets are normally set before VAT. Check with your finance team or trust.

What adds most to the cost?

Moving drainage, asbestos removal, a new ventilation system and replacing ceilings and lighting. Keeping WCs where they are and reusing the soil stack keeps costs closer to the refit band.

How accurate is this planner?

It gives a budget range for early planning and bids, not a price. It uses published figures, not a survey of your building. Ask for quotes on a fixed specification before you commit.

Three short steps: where the school is, what the block needs, and how to reach you. It takes about two minutes.

This is a free matching service, not a washroom contractor. We find one who covers your area and name them to you first. Nobody contacts you until you say yes.
